The kitchen. The modern fitted kitchen is very well equipped, it has, double electric oven, gas hob, extractor fan, microwave, dishwasher, fridge/freezer, ample storage and work surfaces, the dining area has table and chairs with French windows opening out onto the rear patio. Here you will find a variety of books games and a Fuzz ball table. Smoke alarms and fire blanket are fitted for your safety.

Living area. The Lounge area has 2 comfortable 4 & 3 seater sofa's, a very comfortable arm chair. Widescreen TV with freeview English channels and a Video/dvd player. A selection of films are available. French windows on to the front garden. A good-sized bookshelf with many more books and games.

Bedrooms. All beds are English sizes and are fully equipped with quilts and pillows. A single put-u-up is also available.

Bedroom 1. The Master bedroom has a double bed, a full sized wardrobe with inset vanity mirror and is en-suite (shower, basin, w/c)
Bedroom 2 has a double bed, wardrobe and looks out to the rear garden.
Bedroom 3, two single beds, drawer unit, bedside tables and also looks out to the rear garden
Bedroom 4 has bunk beds and a single bed, drawer unit and looks out to the front garden.

Bathroom and Toilets. Besides the ensuite there is a family bathroom which has a bath with shower unit above, hand basin and vanity unit with mirror. There is a separate WC.

Garden and outdoor facilities. The garden is lawned and surrounds the property which fenced and gated and secure for children, there is a double swing in the rear garden. Ample loungers, table and chairs with some outdoor games. BBq.

Miscellaneous. Central heating with under floor heating. All services are included i.e. water heating & electricity. Popular hypermarkets LeClerc, Hyper U and Carrefour and a wide range of shops are to be found in La Roche sur Yon. Stroll round the shops and cafe/bars or watch the world pass by while dining on the terraces of the excellent and inexpensive restaurants in Napoleons Square. Many of the villages and towns have regular weekly markets where you can sample a wealth of local produce, freshly caught fish and a variety of shell fish.

Location. Rosnay is in the heart of the Vendeen countryside, surrounded by rolling hills covered in vineyards and sunflowers. Having the reputation of being the sunniest region after the Cote d'Azur with good weather enjoyed from April to late October.
The area is only three hours drive from the port of St. Malo, 4.5 hours from Ouistream (Caen) and 5.5 hrs from Cherbourg]. Nearest Airports La Rochelle, Poitiers & Nantes are served by most of the low cost airlines and car hire is available from these airports.

Activities. You are in an easy driving distance of VOUVANT & MERVENT with its forest and lakes, Rosnay & Mareuil sur Lay have many vineyards and the river Lay is excellent for fishing. Golden safe sandy beaches are approx 20 mins by car and well located for a number of very high class competition standard golf courses Cycling, sailing, fishing, horse riding and go-karting all available nearby. Puy du Fou, Futuroscope, Cognac are All easy day trips.
