A spacious 2 bedroom well equipped cottage located in the village of St Martin des Fontaines and within a 2 minutes walk to the local bar/restaurant. Central heating. The busy village of L'Hermenault is (1.5 km) has shops, bank, Pharmacie etc. Close to all the amenities of Fontenay le Comte, Chantonnay & St Hermine Approx. 15mins from Fontenay -le-Comte, 45 minutes from the long sandy Atlantic beaches of La Tranche and Les Sable d'Olonne.

The kitchen. Fully equipped large kitchen/diner with cooker, fridge, freezer and microwave. Farmhouse dining table and chairs, seating 6. Utility area with washing machine, tumble drier, ironing board and iron.

Living area. The spacious sitting room has a double sofa bed and a futon, comfortable armchairs, table, book shelf with numerous books and games.

Bedrooms. Bedroom 1 with delightful beams and very spacious. King size bed and single bed. Bedroom 2 wood floor and beams. Double bed and single bed.

Bathroom and Toilets. Bathroom on the ground floor, with corner bath/shower over, hand basin and WC.

Garden and outdoor facilities. Set in one acre of enclosed garden, patio area with comfortable garden furniture and barbecue. Super views. Large barns containing garden furniture, table tennis table, bikes

Location. The area has many attractions to suit all the family and is ideal for walking, bike riding, bird watching, fishing, sailing etc. There are a number of high quality golf courses in the Vendee many of them to competition standard . St Martin des Fontaines has a bar/restaurant and pizzeria within walking distance. A mobile bakers van calls most days in the village. The nearby village of L'Hermenault has a boulangerie, bank, post office and a small supermarket. There is also a pharmacy, doctor and a dentist. You are 15 mins from the Mervent lake and forest and 15 mins drive is the larger town of Fontenay-le-Comte and has all the major stores and facilities you may require.
La Rochelle Airport is 45 minute drive. Nantes Airport is approx 75 minute drive. Channel port of St Malo is approx 3 hour drive and Caen is approx 4.5 hour drive and Cherbourg approx 5 hour drive.

Activities. There are any number of golf courses within easy reach, there are courses at Les Sables d'Olonne, La Roche sur Yon (La Domangère), l'Aiguillon sur Vie (Des Fontenelles) and a particularly high-quality and challenging course at St Jean de Mont on the coast. Excellent courses can be found near La Rochelle and Niort which is the closest golf course. Places to visit locally (within 10/15km) include: Vouvant , one of the most, beautiful villages in France. Venise Vert, punt in the peaceful Green Venice, a network of small canals. Mervent forest with water sports, lakes, barrage, and cycling tracks. Puy du Fou, an amazing theme park, chariot racing in the Roman amphitheatre, bird of prey displays, realistic Viking attacks and battles. Futuroscope at Poitiers: educational fun at this theme park. La Rochelle visit the Vieux Port and gaze at the expensive yachts in the new marina. Ile de Re, very chic, restaurants, lots of cycling paths and beaches. Le Sable d'Olonne home of the Vendee Globe yacht race.
