A pretty 2 bedroom house with large garden in a quiet rural village.
This newly renovated property is located on the boarders of the Vendee plains and the bocage with fields of crops and sunflowers to the south and the gently rolling countryside to the north. It is close to the west coast of France. Picturesque La Rochelle and popular resorts such as La Tranche sur Mer and Les Sables D'Olonne and the world heritage site of the Marais Poitevin. The area has the reputation of being the sunniest region after the Cote d'Azur with good weather enjoyed from April to late October.

The kitchen with doors leading out onto the garden, perfect for eating outdoors during the summer. Its large size easily accommodates a table with six chairs and with plenty of space to spare. It has a gas cooker fridge/freezer, micowave and other expected conveniences. It leads onto a storage room at the end of the house where there is a sink and washing machine, and should you wish to leave larger items such as bikes, suitcases, golf bags, locked within the house.

Living area. This is a good sized room with a working fireplace and wood beams typical of the area. There are 2 comfortable double sofas and chair as well as a French TV should you wish to immerse yourself into the French culture.

Bedrooms. The larger of the two bedrooms has a double bed with a cupboard with additional storage space. What makes it particularly nice is the door leading outside to the garden. The smaller bedroom has two single beds which can be kept separate or moved together depending upon your requirements. It also has a small cupboard and hanging rail for clothes.

Bathroom and Toilets. The bathroom has a bath with a shower and bidet, hand basin and as expected it has a mirror and shaving point. The toilet is in the room next to the bathroom.

Garden and outdoor facilities. The garden is huge for a house of this size being well over 1000 meters square. Plenty of room for the children to play in. There is a fixed BBq at the rear of the house, great for cooking up food in those long summer evenings. Garden furniture.

Miscellaneous. Minutes from the local boulangerie and with large supermarkets within 15 minutes drive, Nearest Airports La Rochelle, Poitiers & Nantes are served by most of the low cost airlines. Only 3 hours drive from St. Malo, 4.5 hours from Ouistream (Caen) and 5.5 hrs from Cherbourg.

Location. The house is situated in the Vendée region of France with the Atlantic on its Western coast, La Rochelle to the South and Nantes and Brittany to the North. The village of Saint Valérien is situated on the border between La Plaine and La Bocage, loosely translated it's between the flat land and green hills. The house is 30 km from the sea and close to the world heritage site of Marais Poitevin.

Activities. Well located for a number of very high class competition standard golf courses cycling, sailing, and fishing, horse riding and go-Karting all available nearby. For those who like to chill out and relax without exerting themselves, then a spot of fishing at the lake in Mervent may just take your fancy or Pescali, the international fishing lakes just 30 mins drive. Puy du Fou, Futuroscope, Cognac, All easy day trips.
